Real Estate Strategy and Developer Representation
The Baden-Württemberg Association of Statutory Health Insurance Dentists (KZV BW) is headquartered in Stuttgart at two locations. Until now, the KZV BW lacked a thorough strategic analysis of its future space requirements and an overview of real estate options. Against this backdrop, a comprehensive real estate strategy was to be developed that also takes future changes in the workplace into account. The KZV BW subsequently decided to remain at the Stuttgart location and to carry out a complete renovation along with an addition to the building.

Task
First, BÜRO DR. VOGEL GMBH was commissioned to analyze the KZV BW’s spatial and real estate needs at its locations in Stuttgart. To this end, the KZV BW’s operational organization was examined from both a real estate and an economic perspective.
After the KZV BW decided to undertake a comprehensive renovation and expansion of its main location, BÜRO DR. VOGEL GMBH was asked to support the association in this endeavor and to develop a project plan. Subsequently, BÜRO DR. VOGEL GMBH assumed full responsibility for representing the client.
Approach
BÜRO DR. VOGEL GMBH assessed the current situation and future needs. Findings regarding organization, work processes, space requirements, and cost-effectiveness were discussed and evaluated. Market alternatives to the current portfolio were also examined, such as the acquisition of other properties. From this, recommendations and a vision for the future real estate-related organization of KZV BW in Stuttgart were derived.
For the approved expansion and comprehensive renovation of the main location, BÜRO DR. VOGEL GMBH developed a strategic project approach and prepared a feasibility study along with an economic viability analysis. As part of the “project preparation” phase, the substantive, organizational, and procedural foundations were first established.
Result / Added value
We identified ways for KZV BW to optimize the use of its corporate real estate in terms of space and cost, including viable alternatives. The assignment involved defining organizational and real estate-related goals for economic optimization, which were also intended to enhance employee well-being, increase the organization’s attractiveness as an employer, and boost productivity. As a result, the KZV BW had a comprehensive real estate management and strategic decision-making framework at its disposal.
Based on our work, the KZV BW was able to make an implementation and investment decision and initiate further planning. The recommendations derived from the study formed the basis for the currently ongoing concrete building planning and implementation of the construction project.
