Joseph Kliniken Berlin – CREM overall strategy
The Berlin St. Joseph Hospital (Joseph Kliniken Berlin) is expanding its main location in Berlin-Tempelhof into a sustainable and efficient hospital site by 2034. The uses of the other Berlin locations will be integrated and their properties will then be optimally utilized or sold.

Task
BÜRO DR. VOGEL GMBH was commissioned to analyze the implementation of the planned site integration and the possible development of the remaining sites. BÜRO DR. VOGEL GMBH was also tasked with developing a concrete plan for the hospital's real estate portfolio that could be implemented while the hospital continued to operate.
Approach
BÜRO DR. VOGEL GMBH first evaluated various scenarios for the expansion of the site. Answering economic questions was a key focus in order to minimize risks in the implementation of the project and secure financing. The next step was to analyze the land and real estate that would become available as a result of a possible site merger. An individual development proposal was then drawn up for each of these properties.
Result/added value
Joseph Kliniken Berlin received a comprehensive analysis of the scenarios for merging the various locations and operational units. The approach developed took into account ongoing hospital operations throughout the expansion and merger of the locations. The proposed solutions provided a further building block for the financing of the overall project.
