Joseph Kliniken Berlin owns and operates Franziskus Hospital in Berlin's City West district. The hospital has been operating on Budapester Straße for over a hundred years. In order to consolidate its various Berlin locations, the owner decided to sell Franziskus Hospital. BÜRO DR. VOGEL GMBH was exclusively commissioned with the preliminary project development and sale of the property.
Task
BÜRO DR. VOGEL GMBH was commissioned to develop a sales process for the site that initially also took into account the continued use of the building as a hospital. In addition, the scope and potential for new development was to be developed and determined in terms of building regulations as part of a preliminary project development.
Approach
Since the condition of the building allowed for both continued use and expansion, BÜRO DR. VOGEL GMBH carried out a preliminary project development, which has since been confirmed with a positive preliminary building permit. The potential for further development and complete redevelopment for investors was fully realized.
The options for various uses based on the central location were identified for potential buyers. Commercial uses, offices, and co-working are just as conceivable as residential uses or special forms of living.
