Client representation for the new ABDA headquarters

When the historic Mendelssohn Palace near Gendarmenmarkt no longer offered sufficient space and the necessary work areas for the employees of ABDA – Federal Union of German Associations of Pharmacists, a search began for new headquarters in Berlin-Mitte.

The decision was made in favor of an eight-story new building to be constructed in Europacity, opposite Berlin's main train station. The building, with an area of around 6,400 sqm, was designed by Kleihues + Kleihues Architects. It was constructed by CA Immo.

Task

BÜRO DR. VOGEL GMBH advised ABDA on the purchase process and was commissioned in the following years to represent the users and later building owners responsible for the planning and construction of the new building. In addition to setting up a project organization, supporting ABDA's project management, and coordinating all parties involved, decisions were prepared, documented, and implemented in dialogue with the building owner.

 

Approach

In the first step, BÜRO DR. VOGEL GMBH conducted a quick check for the acquisition of the new property in order to identify risks associated with the purchase. During the contract phase, all contract documents were analyzed and evaluated. A building and equipment description was also drawn up for the future user with his specific requirements.

During the planning phase, the main tasks included implementing the planning requirements, reviewing the progress of planning, and cost controlling. In addition, the entire planning and application processes were managed responsibly and comprehensive support was provided for planning decisions.

During the construction phase, BÜRO DR. VOGEL GMBH took over the management of all key decisions on the user and client side. Continuous cost monitoring and overall quality control of the construction work were also part of the long-term mandate.

 

Result / Added Value

The transaction was carried out using a rent-to-buy model. Intensive support throughout all phases of the construction process ensured the smooth takeover of the property. This intensive support made it possible to specifically design and implement the special spatial requirements of the association's work. The result is state-of-the-art conference and office space with room for up to 130 employees and a large plenary hall.
