Dreieich / Frankfurt am Main decides to found a housing association

The town of Dreieich close to Frankfurt am Main is founding a housing association. This was decided by the town council last Tuesday. In founding the town’s own housing association as an Institution of Public Law (AöR), the council followed the recommendations of the BÜRO DR. VOGEL GMBH. “The founding of a housing association will allow the city to actively drive urban development and cover the urgent need for social housing. This is a great opportunity for the city and its inhabitants. Moreover in the future the housing association can even expect to generate surpluses", says Hauke Fischbeck, the responsible partner at the BÜRO DR. VOGEL GMBH.

An increased influx over the last few years has noticeably exacerbated the housing situation. In addition to this, there is an acute need for affordable housing and for long-term accommodation for the increased number of refugees who have arrived within a short period of time. From this starting point, the town of Dreieich commissioned the BÜRO DR. VOGEL GMBH to create a study on the establishment of the town's own housing association. In this, various different scenarios and options for the establishment of a housing association were investigated extensively. The study included the strategic evaluation of various development scenarios and action alternatives. Within a detailed financing model for the social housing sector, it was possible to prove the feasibility of the creation of a housing assciation; the most diverse needs and financing scenarios were examined in terms of their financial impact over time. In this way, and also taking into account the uncertainties of future developments, it was possible to create significant planning security for the town.

The commission was carried out based on many years of cooperation. The BÜRO DR. VOGEL GMBH had already previously advised the town on other real estate matters. The future housing association will support the town of Dreieich in the establishment of building land, will assume the role of a developer for the construction of social housing and will manage the town’s existing housing stock. In the longer term, the town’s existing real estate expertise is also to be merged into the housing association.
