No future for Berlin residential construction!?

The Heuer Wohn Dialog Berlin with the title "Between Market and Regulation: The Signs of the New (Building) Time in Berlin" will take place on December 7, 2017. BÜRO DR. VOGEL GMBH starts pioneering project for the city of Dortmund

The BÜRO DR. VOGEL GMBH is developing a strategic approach for optimizing the early project phases of investments in real estate projects in cooperation with departments of properties and real estate of the City of Dortmund. The project was launched at the beginning of October. It develops a completely new approach for the city’s property management. This supplements the customary needs assessment with a systematic procedure for determining and evaluating the strategic options to provide for the needs. In the future, all strategic options for the provision of new spatial requirements are to be considered and examined regarding their feasibility and how well they meet different criteria. In addition, the future process will address other related aspects as well: creating greater commitment for all parties involved with regard to the schedule, qualities, quantities, costs, user agreements and the procedure; identifying and evaluating scenarios, such as types of use, duration and type of procurement.

Coming megatrends for the city of tomorrow

The public sector and in particular the municipal economy takes care of the foundations of social cohabitation. In addition to these well-known and daily visible tasks of providing public services and infrastructure, the municipal economy is concerned with the future of cities and municipalities and their development. This means that today it must address serious social developments and disruptive changes of tomorrow, the so-called megatrends. These megatrends are the subject of a series of articles in the specialist magazine Kommunalwirtschaft, titled "Coming Megatrends for Municipalities – Thinking about Tomorrow Today".

Bidding procedures are only one of the ways to sell real estate

Bidding procedures are currently widely discussed. For this reason the Berlin newspaper Der Tagesspiegel writes about this topic from the perspective of real estate sales processes. However, bidding procedures are only advisable for specific real estate properties, as Dr. Markus Vogel, managing director of the BÜRO DR. VOGEL GMBH, points out in the current article. The approach is particularly suitable for difficult and complex properties between five and a few hundred million Euros. The reason for this: Bidding procedures require a high degree of real estate competence on both sides and time-consuming implementation.

Historical Mendelssohn-Palais at the Gendarmenmarkt sold successfully

New owner of the historic Berlin Mendelssohn-Palais in the Jägerstraße is the HGHI Holding GmbH. In the course of the multi-stage bidding process a large number of potential buyers from Germany and abroad carried out their due diligence and placed bids for the historical building close to the Gendarmenmarkt. The transaction process and transaction itself were structured, prepared and implemented by the BÜRO DR. VOGEL GMBH on behalf of the ABDA - Federal Union of German Associations of Pharmacists. Legal support was provided by Raue LLP from Berlin.

Comeback of municipalities - social housing in towns and municipalities on the rise again

For an ever-growing part of society, reaching far into the middle class, the rental housing market is becoming increasingly difficult. In large cities and metropolitan areas in particular, finding adequate and affordable apartments to rent has become an ever-tougher challenge in the past years. The privatization of formerly city-owned housing and austerity measures in the public sector have led to a sharp decline in the number of social housing over the last decade. A study conducted by the BÜRO DR. VOGEL GMBH on behalf of the city of Dreieich near Frankfurt am Main shows exemplary how cities and municipalities can deal with this situation: building themselves with the help of a city-owned housing association.

Start of construction for future ABDA headquarters

The ground-breaking ceremony marked the start of construction work on the forthcoming Berlin headquarters of ABDA - Federal Union of German Associations of Pharmacists. The “Mitte” district issued planning permission for the office building in mid-January. ABDA is expected to move into the approximately 6,400 square meter building in Berlin’s Europacity close to Berlin's Hauptbahnhof (main station) in 2019. The new location offers space for up to 130 employees. The BÜRO DR. VOGEL GMBH is supporting ABDA from purchase to completion.

Hauke Fischbeck is made a managing director of BÜRO DR. VOGEL GMBH

On March 1st 2017, former associate partner, Hauke Fischbeck was appointed as a managing director of the BÜRO DR. VOGEL GMBH. He has been engaged with the company as a manager and business consultant since 2013. Prior to this, Fischbeck worked for many years with international consulting companies in the real estate sector, including the Boston Consulting Group (BCG) and Economind Business Consulting. He has a total of around 20 years real estate industry and strategic consultancy experience. “We are very pleased to have acquired a proven expert in consulting and strategy for the management of the company", says Dr. Markus Vogel, managing director of the BÜRO DR.
