Project development of a 4500sqm property consisting of several phases

The "Schönhauser Allee 9" project is the last available and commercially usable piece of land in the district of Prenzlauer Berg on the border to the heart of Berlin Mitte.

 

Task

The BÜRO DR. VOGEL GMBH was appointed as an advisor to ID&A Immobilien GmbH, to jointly create a comprehensive, strategic and specific overall concept for the project.

 

Approach

The initial step was to determine the status quo by means of comprehensive market studies, location and risk analyses. Utilization alternatives and strategic options were derived from these through a potential analyses, which took the competition and foreseeable future demands into consideration.

The developed project strategy was transferred into an operational project development framework. The joint product decision making and investment planning formed the basis for the subsequent development of the construction phases, including the provision of essential public-legal conditions for the implementation. The BÜRO DR. VOGEL GMBH supported the client by developing a marketing strategy for the acquisition of purchasers, as well as investors and tenants for the individual usages. Ensuring a structured financing parallel to the project progress, exit strategies and the monitoring of the development budget also formed part of the overall economic consideration.

 

Result / Added Value

Upon acquiring the contract and then altering some initial parameters, the BÜRO DR. VOGEL GMBH placed the project on a completely new basis. New perspectives and the search for suitable project partners gave the project a value that would previously have been inconcievable. An optimal concept was developed and got off the ground for both the location and the economic framework conditions.
