Development of a Berlin Brownfield into a new city district

Task

The BÜRO DR. VOGEL GMBH, as a development partner of the COPRO Projektentwicklung GmbH, is implementing one of the largest urban development projects in Germany on one of the last central brownfield sites in Berlin.

With the working title, "Urbane Mitte Am Gleisdreieck” (‘Urban Center At Gleisdreieck’), the project is located on “Gleisdreieck” park that was opened in 2013 and has a surface area of approx. 43,000 sqm. It was important to the owner from the outset to get as many parties on board as possible with perspective of finding usages for the brownfield area that would have a broad consensus.

 

Approach

The BÜRO DR. VOGEL GMBH developed a special approach to involving representatives from the district, residents, park users and experts at an early stage and with a common objective. The first step was to hold workshop discussions, in which the interests, opinions and insights of residents and experts regarding the planned approx. 119,000 sqm of space could be gathered. This led to specific development tasks, which resulted in a consensus concept, that was drawn up by all of them jointly. This new and individual approach is characterized by the fact that the urban planning competition was only initiated once the type and level of usage had been determined in the consensus concept. With the results of the urban planning competition, the basis is now in place for the development plan procedures and the creation of zoning laws. 

 

Result / Added Value

The aim of the ongoing development project is for a sustainable and ecological city quarter to emerge as a lively center, which will connect with the surrounding residential districts, be designed for various - mostly commercial - usages and which will be embraced in the long-term by users and residents alike.

 

Project Volume

Approx. €500 million - in several investment stages.
